Restoring the old out of use buildings at No. 81 & 82 North Wall Quay to create a brand new  4 star hotel. A bespoke façade retention system was installed, a double basement was  formed within the existing footprint with the addition of 4 floors above existing roof level  providing a new 7 floor building incorporating 94 bedrooms and suites, bars, restaurants,  event spaces, outdoor courtyard and gymnasium.

 

Our Role:

MJ Turley’s provided full cost management services on the project from inception to completion. We managed variations to ensure the project stayed aligned with the developer’s budget and maximised value for money on the project by procuring key
packages directly, on a lump sum fixed price basis.

We negotiated the cost for the additional floors which required further planning permission during the construction phase. We procured the fit-out contract as a separate package
overlapping with the shell and core contract. We also advised on insurances around the existing structure ensuring the developer was protected during the project.
